I learned a real early way to earn serious money
In real estate, you are to become a trading engineer!

Real estate investors make money despite the house, price, or underlying loan….They become transaction engineers:problem solvers who are well paid for solving the problems of sellers and buyers!
Let me give you some examples of the two deals I personally recently bought(yes I still do real estate deals every single week). I actually practice what I preach. Imagine that.
Transaction number 1
The first deal is a $ 230,000 loan balance and a home worth$114,000. I gave$2,000 to the seller and when I sold the house it made up$22,000 in back pay so all I used was$2,000 in my money. That puts my cost$138,000 ($114,000 + $22,000 +$2,000). The home needs about$10,000 in upgrades;however, the realtor brought me a contract from a buyer for$200,000 as is. That means the buyer gets a good deal and I’m in and out for a week with no repairs, no hassles, and a nice profit.
Let’s see, $ 200,000 minus my$138,000 purchase price and cost, after comparable to about $ 55,000 net profit paid Realtors. I didn’t teach at Harvard.
Transaction number 2
This second deal was far less dramatic and far less profitable, but pathetic, simple and straightforward. This is such a deal that you are doing dozens soon after this boot camp. やる気の売り手に必要な借金relief….so I solved his problem. The property I picked up was worth$95,000. He owed$72,000 on his mortgage and was present. He asked for nothing, so I gave him nothing except debt relief(to use for this learning magic sentence.) The house is on the move in the state.

I did not put out the money and returned$5,000 in 3 days and did not touch the house or personally guarantee any debts. Plus, I got$23,000 in free equity, and a nice tax write-up, and didn’t use a penny of my own money or credit.
It’s not a killer deal, but all the participants were happy with the outcome. How many of these would you need per month to surpass your current income?
